Space-saving is what automated parking systems boast about. Stakeholders want to see how the system positively contributes to project ROI.

This case study is about how Utron condensed 10 parking levels into only 4, while creating 373 parking spaces compared to 300 in the conventional design.

Most importantly, the Utron system enabled an additional 32 residential units into the building, which significantly increased the project’s ROI.

Park + Garden: A luxurious eco-friendly development in Hoboken, NJ

Park and Garden automated parking system by Utron

Park + Garden is a luxurious eco-friendly mixed-use development in Hoboken, NJ, offering stunning rentals with premier amenities, including an on-site pet grooming salon, indoor basketball court, and outdoor pool.

It also contains an automated parking system designed, installed, and serviced by Utron with 373 parking spaces. The development also accommodates two levels of Charter school and some boutique retail shops on ground level.

The Challenge- Height Restrictions, High Parking Demand

The developers planned two towers with 180 rental units as well as a ten-story conventional parking garage to accommodate 300 spaces. The building is overlooking the Manhattan skyline, so there was a height limit. Developers could not build more than twelve stories in this area.

The initial plan with a conventional parking structure succeeded to meet the zoning requirements of both height and parking. Nevertheless, when the developers turn to Utron with the request to design an automated parking system, the picture was significantly changed.

Utron’s design succeeded to reduce the parking structure from 10 to only 4 levels. The new design took the parking out of the below grade and completely omitted the need to excavate. The parking capacity increased from 300 to 373 spaces. The freed-up spaces allowed the developer to create a beautiful park and common area with Barbecue grillers and outdoor pool on top of the parking roof.

Most importantly – the new Utron automated parking design allowed additional 32 residential units into the building which significantly increased the project’s ROI.

Common questions

What is the Park+Garden automated parking case study about?

This case study explores how Utron implemented an automated parking system at Park+Garden in Hoboken, NJ. The solution reduced a planned 10-story garage to just 4 levels, increased parking capacity from 300 to 373 spaces, and enabled the addition of 32 residential units.

How did automated parking increase the number of residential units at Park+Garden?

By condensing the parking structure from 10 levels to 4, Utron's system freed up valuable space within the building’s zoning limits. This allowed the developers to add 32 more residential units, significantly boosting the project's ROI.

What makes the Park+Garden project unique?

Park+Garden is a luxury, eco-friendly development in a dense urban area with strict height limitations. The use of Utron’s automated parking system allowed the project to maximize land use efficiency while enhancing amenities and residential capacity.

How many parking spaces were created using Utron’s system?

The automated system created 373 parking spaces—an increase from the 300 originally planned in a conventional garage design—without expanding the building footprint.

Why was excavation not needed in this project?

Utron’s design kept all parking above ground, eliminating the need for costly and time-consuming excavation. This contributed to faster construction timelines and reduced overall project costs.
